25 POINT MARKETING SYSTEM

 

1. Walk through the home with you to make suggestions that prepare your home for a faster sale and more money.

2. Suggest and advise as to positive changes that can be made to the property to maximize marketability.

3. Communicate with you regularly as to our progress in marketing your home.

4. Ensure exposure through a professional yard sign(s).

5. Submit your listing to the Multiple Listing Service (MLS), to receive maximum saleability by all members REALTORĀ® in Nanaimo and Mid Vancouver Island.

6. Submit high-quality photographs of your property to the Multiple Listing Service for publishing on realtor.ca. 

7. Check with the Land Titles Office of the BC government to obtain a copy of, and personally review your Certificate of Title on your home.

8. Make your listing immediately available to our office sales staff via our office "hot page" system for their potential buyers.

9. Place your home on my web site Weltegroup.com, as well as local and a national Remax sites and finally Realtor.ca, giving your home a full coverage including a pictorial slideshow and a detailed written presentation of your home.

10. Review listing information package with owner for accuracy.

11. Create and place newspaper advertising (with a photograph of your home) of your property. The advertising will appear on a regular basis.

12. Distribute a professional flyer to homes in your postal walk (about 400 homes). It will be an excellent promotion of your property, directing Buyers to view your listing on my webpage.

13. Work with Canadian and international relocation networks for exposure of transferees who may be interested in your home.

14. Keep you updated as to any changes in the market.

15. Ensure keys are available to licensed member REALTORSĀ® who may be interested in viewing the property for prospective clients, and for showing the property to prospective clients.

16. Prepare a professional feature brochure of your property, including full colour photography, which will help give you the "winning edge" in marketing your home.

17. Make sure property is available for showings at all possible times.

18. Pre-qualify all prospective buyers whenever possible, and show the property to them.

19. Help arrange financing for prospective purchasers.

20. Promote your property to brokers of other real estate companies by phone calls, personal meetings, etc.

21. Open house.

22. Work toward putting offers together in writing and submit all offers to you.

23. Professionally represent you upon presentation of contracts by the cooperating real estate agents. Assist in negotiating the highest price and best terms for you.

24. My Client Care manager, will email you after each showing with a report. She will provide you with a weekly written report of all showings.

25. Meet with you after 21 days. Review all Marketing efforts. Review current CMA to adjust asking price as required.
